4 Easy Ways to Lengthen the Life of Your Roof

A roof is a significant investment. Whether you’ve just had a roof replacement or you’re attempting to extend the lifespan of your older, existing roof, basic maintenance tips go a long way toward saving you money in unnecessary repairs and keeping your roof looking great.

Clean out the gutters

Clogged gutters often lead to a wet basement, ruined siding paint and rotted roof rafters. Cleaning out gutters keeps the water flowing, minimizing the risk of these issues. Professionals recommend cleaning gutters twice yearly in the fall and the spring. Clear out leaves, dirt and other debris, such as small branches. If you’re comfortable climbing a ladder, you can clean them yourself. You can also hire a professional for the job.

Remove overhanging branches

Taking out branches hanging over the roof helps limit leaf and moss buildup on the roof and in the gutters, keeping them free of damage. Letting leaves sit on and branches rub against a roof leads to shingle damage, especially in windy conditions. Branches hanging over the roof also gives squirrels and rodents easy access to the roof where they may gnaw on the siding and shingles.

Watch out for ice damage

Following a major snowfall, move the snow off the roof in a timely fashion to prevent ice buildup. When there is ice that has already formed, don’t pry it off, which may damage the roof. Use a roof rake to clear snow within three to four feet of the gutters. Whenever possible, work from the ground. If you need to use a ladder, work at an angle, so the snow doesn’t push you over as it falls from the roof.

Repair minor damage in a timely fashion

Inspect the roof periodically for loose, missing or curling shingles; damaged flashing around the chimneys, vents, skylights and other openings; and any other damage. If you notice a problem, take care of it yourself or hire a professional as soon as possible. Most minor roof damage is fairly straightforward to fix. When you put off a repair and water or ice builds up, you incur more damage and consequently, more repair expenses.
